Why Keller
Tarrant County
Keller is a Tarrant County city of 46,078 people (July 2025 Census estimate) between Fort Worth, Southlake and North Richland Hills, with Keller ISD schools and Keller Town Center at its heart. Davis Boulevard and Keller Parkway carry most daily trips, and I-35W and TX-114 sit just outside the city edges. Zillow's typical home value was about $648,000 in September 2026, up 1.9% over the year, and the median sale price was about $676,000 in August 2026.
Here is what I want every Keller buyer and seller to understand: this is a balanced, price-sensitive market, not a frenzy. About 52.5% of August 2026 sales closed under list price, and sales averaged 98.3% of list. That means a well-priced home still sells in a few weeks, and a buyer who comes in prepared, with an inspection plan and a firm budget for taxes, has real room to negotiate on repairs.
The numbers
Schools, taxes, commute
Keller is served by Keller ISD, a district much larger than the city that also covers a big part of northeast Fort Worth. The board voted in May 2026 to close Bear Creek, Parkwood Hill and Trinity Meadows intermediate schools after 2026-27 and move to PK-5, 6-8 and 9-12 campuses in 2027-28, with new attendance boundaries still being set. If you are buying with kids, confirm the campus for the exact address and ask how the 2027-28 boundary changes may affect it.
For tax year 2025 a Keller home pays about 1.84% combined: city 0.287, Keller ISD 1.0852, Tarrant County 0.1862, the hospital district 0.165 and Tarrant County College 0.11228 per $100. On a $650,000 home that is about $11,930 a year, or roughly $995 a month, before exemptions. Keller gives a 20% city homestead exemption and a $40,000 over-65 exemption on top of the state's $140,000 school homestead exemption, so filing your homestead lowers the real bill noticeably.

Being built now
Voters decide an $828 million, five-proposition bond on November 3, 2026, mostly for repairs and renovations at 34 campuses, including a partial rebuild of Keller Middle School. The district says none of the propositions require a tax rate increase.[7]
Three intermediate schools close after the 2026-27 school year, and the district moves to elementary, middle and high school grade bands. Keller ISD estimates about $3 million a year in operating savings.[6]
American Legend Homes listed its first new homes at 1300 Rufe Snow Drive in December 2025 at $929,000 and $1.1 million, with 12 of 31 lots sold and 1.6 acres of open space next to Little Bear Creek Linear Park.[8]
Council approved a 42-lot site plan in March 2025 for one block of the Center Stage planned development by Realty Capital. No completion date has been announced.[9]
Construction started in 2025 on 33 homes on 11.38 acres at the southeast corner of Rufe Snow Drive and Rapp Road.[10]
Where to look in Keller
Settling in to Keller
The city lists two possible wires companies: Oncor, where you pick your own retail electric provider on the state's Power to Choose site, or Tri-County Electric Cooperative (817-444-3201) in some areas. Natural gas is Atmos Energy. Check which one serves your address before closing.[13]
Start water with City of Keller Utility Billing at 817-743-4060 or at Keller Town Hall, 1100 Bear Creek Parkway (open Monday to Thursday, closed Fridays). Expect a typical $80 residential deposit and a $15 activation fee. Trash, recycling and bulk pickup come from Community Waste Disposal, with garbage collected twice a week.[14]
File Form 50-114, the Application for Residence Homestead Exemption, directly with the Tarrant Appraisal District; there is no need to pay a company to do it. The state deadline is before May 1 of the tax year. Approval brings the $140,000 school exemption plus Keller's 20% city exemption.[17]
Enroll through Keller ISD's New Student Enrollment page, and use the district's Find My School locator to confirm the campus for your address. Because boundaries change for 2027-28, ask the district which campus your street will feed next year as well.[19]
Register your vehicle with the Tarrant County Tax Assessor-Collector within 30 days of moving to Texas, after any required emissions inspection. You can drive on a valid out-of-state license for up to 90 days, and DPS offices work by appointment, so book your Texas license visit early.[20]
Before you buy or sell
Budget taxes on your purchase price, not the seller's current bill, because the 10% homestead cap resets when a home sells; at about 1.84%, a $700,000 home runs near $12,850 a year before exemptions. Then file your homestead with Tarrant Appraisal District right away to get Keller's 20% city exemption. If school campus matters, check Keller ISD's locator and ask about the 2027-28 boundary changes before you write an offer.
In a market where about half of homes close under list, the first two weeks decide your result, so price from recent closed sales on your side of Keller and have the home inspection-ready before photos. Many Hidden Lakes homes are now 15 to 30 years old, and from my construction years I can tell you buyers' inspectors go straight to roof age, HVAC, water heaters and foundation movement. Fixing or documenting those usually protects more of your price than new countertops.
