A new campus on Lake Carolyn

Wells Fargo celebrated the grand opening of its Las Colinas campus in Irving on October 22, 2025. Dallas Innovates reported the address as 401 W. Las Colinas Boulevard, overlooking Lake Carolyn. The two buildings total 850,000 square feet on a 22 acre site and cost $570 million, developed with KDC, designed by Corgan and built by Austin Commercial.

The campus brings 4,500 employees together, according to the company's release, which also lists a dining pavilion, fitness center, walking trails and direct access to public transit. DART's Orange Line serves the Las Colinas Urban Center station and runs to DFW Airport. Wells Fargo said it has about 17,000 employees across Texas.

Las Colinas is a planned business and residential district inside the city of Irving. SH 114 runs through its center, the President George Bush Turnpike crosses the west side and I-635 forms the northern edge. That road grid is why so many nearby suburbs land within 20 minutes.

Property taxes

Dallas County versus the neighbors

Texas has no personal income tax. If you are transferring from a state that has one, the savings show up in every paycheck, and the property tax bill is where you give some of it back. Around Las Colinas the county line matters: Dallas County homes in Irving and Coppell ran about 1.96% to 2.14% combined in 2025, while Grapevine in Tarrant County and Flower Mound in Denton County ran about 1.57% and 1.69%, per the Dallas Central Appraisal District and Republic Title.

Before exemptions: a $608K Coppell home at about 1.96% is roughly $11,900 a year (about $990 a month). A $549K Grapevine home at about 1.57% is roughly $8,600 a year (about $720 a month). A $600K Flower Mound home at about 1.69% is roughly $10,100 a year (about $850 a month).

Exemptions change the real bill. Every Texas school district must give a $140,000 homestead exemption on your primary residence, and Irving, Grapevine, Flower Mound and Carrollton each offer a 20% city homestead exemption, while Coppell offers 5%. You apply with the county appraisal district, generally before May 1. If you close after January 1, you can still claim the exemption for the rest of that year as long as the seller did not already receive it for that year. Once you qualify, the taxable appraised value of your homestead cannot rise more than 10% a year, starting the following tax year.
