Inside Volk Estates

Volk Estates is a small estate neighborhood in University Park, the independent city surrounded by Dallas. The Volk family, known for the Volk Brothers department stores, bought about 41 acres from SMU in the 1920s and laid out the subdivision first known as Brookside, bounded by Lovers Lane on the north, Turtle Creek on the east and south, and the creek west of Vassar Drive. Many lots are an acre or more along the creek, and the area is in Highland Park ISD, which makes it a fit for buyers who want a large lot and Park Cities schools a few minutes from Uptown and Love Field.

The lesson here is that at the top of the market, carrying costs are part of the price. When 6601 Hunters Glen Road, a 1927 home of nearly 13,000 square feet on almost 2 acres, sold for $30.5 million in December 2025, The Real Deal reported annual property taxes of more than $252,000 from appraisal district records. Buyers should model taxes, insurance and upkeep alongside the purchase, and sellers should know that even here, homes sell below ask: that one closed about 13% under its $35 million list price in under two months.

Location

Volk Estates sits in University Park where Turtle Creek forks into its north and main branches, just south of Lovers Lane, within the Park Cities and surrounded by the City of Dallas.

Taxes, MUD and PID

For tax year 2025, a University Park address paid about 1.59% combined before exemptions (City of University Park 0.218565, Highland Park ISD 0.8347, Dallas County 0.2155, Parkland Hospital 0.212, Dallas College 0.106575 per $100). On estate values that is a large annual bill, so I pull the appraisal history for every address.
