Timarron is a Southlake neighborhood laid out around Timarron Country Club, whose 18 hole course was designed by Byron Nelson with Finger Dye Spann and opened in 1994 along Big Bear Creek. Homes sit in named sections, from patio style homes with yard care included in the dues to half acre estate lots on quiet cul-de-sacs, and the whole community is in Carroll ISD. It fits buyers who want a golf and club lifestyle a few minutes from Southlake Town Square and DFW Airport without stepping up to a guard-gated price point.
The lesson here is that Timarron is not one market, it is several. In 2026, one Crescent Royale home on about a fifth of an acre carried HOA dues of $3,368 a year with front yard care included, while a 1994 estate on a half acre in the main Timarron Addition showed $1,400 a year. The section changes the dues, the lot, the buyer pool and the comparable sales, so I price and shop Timarron by section, never by the community average. Also remember that the club is separate from the HOA, and membership is by invitation.
