Inside Carillon
Carillon is a master planned community by Hines on 285 acres at the northeast corner of State Highway 114 and White's Chapel Road in Southlake. The plan, approved by the City Council in 2008, called for 404 homes in districts that range from courtyard villas to estate lots by the lakes, wrapped in 68 acres of parks and greenways, a 3 acre preserve of old oaks and two lakes totaling 35 acres, including 12 acre Lake Carillon. It is in Carroll ISD and fits buyers who want a walkable, lock and leave style home in Southlake, as well as families who want an estate lot on the water.
The lesson here is to price the lot, not just the finishes. New homes in Carillon Parc were listed around $2.5 million in 2026 on lots of roughly 0.12 to 0.18 acre with dues of $2,950 a year, while the Chateaux District was platted with estate lots up to 120 by 160 feet. Two homes with similar square footage can sit on very different land, and land is what you cannot add later. When I compare Carillon homes, I adjust for lot size, water or park frontage and HOA services first, then finish level.

Carillon sits at the northeast corner of State Highway 114 and White's Chapel Road, northwest of Southlake Town Square and a short drive from DFW Airport.
For tax year 2025, a Southlake home in Carroll ISD paid about 1.69% combined before exemptions (Tarrant County 0.1862, JPS Health Network 0.165, Tarrant County College 0.11228, City of Southlake 0.295, Carroll ISD 0.9294 per $100). New construction is often appraised as a partial year or as land only in its first year, so I estimate the full year tax before you buy.
