Homes with acreage in north Denton County, what to check first
A Pilot Point home with a well, a septic tank and a horse barn needs a different checklist and tax math than a subdivision house.

What acreage costs north of US 380
Land listings around Aubrey, Pilot Point and Sanger mix everything together: bare lots, horse properties, small farms and estate homes. In late October 2026, LandSearch showed 395 properties for sale around Aubrey with a median list price of $999,999, 451 around Pilot Point with a median of $1,085,000, and 350 around Sanger with a median of $674,900. Average asking prices per acre were about $173,000, $121,000 and $78,000. Treat those as a sense of scale, not a value for any one property, because a ten acre tract with a 4,000 square foot house and a raw ten acre pasture land in the same average.
Two Pilot Point listings show the range. A 1995 home of 2,426 square feet on 2.14 acres with a well, a septic tank and a three stall barn was listed at $500,000 in August 2026. A 2012 home of 4,118 square feet on 23 acres with an aerobic septic system, two barns with 18 stalls and a covered arena was listed at $5,900,000 in July 2026, with recent property taxes of $18,322.
The lesson is that acreage is priced and financed one property at a time. I've spent more than ten years in construction and remodeling, and I'm still in it, so on a rural property I look hard at the things a subdivision buyer never has to think about: the septic field, the well, the drainage across the land and the condition of the barns and fences.
The rate changes at the city limit
The ag exemption, in plain terms
What people call an ag exemption is open space appraisal under Texas Tax Code Section 1-d-1. The land is taxed on what it produces as agriculture, not on market value. The house and the land under it are still taxed normally. I am not a lawyer or a CPA; for the legal side talk with The Angarita Law Firm (angaritalaw.com), and a CPA for filings.
Texas A&M AgriLife's Denton County agent explains that the land must be used mainly for agriculture at the intensity common for the area, and it must have been in agricultural use for five of the past seven years (five of five inside city limits). He notes Denton County has no minimum acreage except for beekeeping, and a 200 acre place with one cow would not qualify. Applications go to the appraisal district between January 1 and April 30.
The history belongs to the land, not the owner, so the five year record carries over. Get the seller's records and confirm with the Denton Central Appraisal District what you need to file in your name. Land with no ag history generally needs about five years of production before it qualifies.
If qualified land changes to a non-agricultural use, Tax Code 23.55 adds a tax equal to the difference between the ag value taxes and market value taxes for the three years before the change. A lien attaches on the date of the change. Building a home site on part of the land can trigger it for that part, so ask who pays any rollback in your contract.
Wildlife management valuation is another path, but per Texas Parks and Wildlife the land must already qualify for ag or timber use and you must carry out at least three of seven listed practices.
Wells, septic and the county permit trail
In unincorporated Denton County, Denton County Public Health issues septic permits ($310 for a new system per its guide). A licensed engineer or site evaluator has to evaluate the soil, the county inspects before the tanks are buried, and the owner receives a Notice of Approval. On any resale, ask for that permit and approval along with a fresh inspection.
If the property has an aerobic system, the county requires a signed maintenance contract at all times, renewed at least 30 days before it expires. Budget for that contract as a yearly cost.
State rules require lots of at least half an acre in new subdivisions served by public water and one acre when the lot relies on a private well. Older lots can be grandfathered, which is why some small rural lots still run on septic.
Denton County sits inside the North Texas Groundwater Conservation District, created in 2009 for Collin, Cooke and Denton counties. Contact the district for its well rules before you drill, and have an existing well's water tested by a lab during your option period.
Near the lake, the Corps of Engineers flowage easement adds its own septic and building limits. Our Little Elm lakefront guide covers the 537 foot line.
How acreage gets financed
Eligible Texas veterans can borrow up to $200,000 to buy land ($275,000 for two eligible spouses on the same tract), with at least 5% down and a 30 year fixed rate, listed at 7.25% in October 2026. The land must be at least one usable acre with legal road access at least 60 feet wide or the county minimum.
USDA's guaranteed program offers 100% financing to buyers under 115% of the area median income in eligible rural areas, with no set acreage limit, but the property cannot be income producing. Check the address on USDA's eligibility map before you assume it qualifies.
Lenders decide how much land value they will count and want an appraisal with comparable acreage sales. Raw land loans usually ask for more down than a home loan. Get preapproved by a lender who does rural property before you make an offer.
