Why Mesquite

Dallas County (small part in Kaufman County)

Mesquite is a city of about 150,693 people (July 2025 Census estimate), mostly in Dallas County with a newer slice in Kaufman County along I-20. Interstates 30, 635 and 20 and U.S. 80 all cross the city, which is why so many families who work across East Dallas choose it. Zillow put the median sale price at about $260,000 in August 2026, and homes went pending in a median of 29 days in September 2026.

The lesson in Mesquite is to know which side of the county line you are buying on. A home in the Dallas County part pays Mesquite ISD and Dallas County taxes, while new master plans south of I-20 such as Talia and Polo Ridge sit in Kaufman County and Forney ISD, with a different tax bill, appraisal district and school calendar. Pull the appraisal district record for the exact address before you write an offer, so your monthly payment and your school plan are built on the right numbers.

Schools

Most of Mesquite is served by Mesquite ISD, which runs 52 campuses, and voters approved a $600 million bond in May 2025 that includes a new pre-K center, security upgrades and the consolidation of two older elementary schools. A small part of the city is in Dallas ISD, and the newer Kaufman County neighborhoods south of I-20, such as Talia and Polo Ridge, are in Forney ISD. Attendance zones are set by address, so confirm the campus with the district before you buy.

Property taxes

For tax year 2025, a Mesquite home in Dallas County paid about 2.35% combined (city 0.704692, Mesquite ISD 1.1069, Dallas County 0.2155, Parkland Hospital 0.212, Dallas College 0.106575 per $100). Voters rejected a proposed $0.73 city rate in November 2025, so the city rate stayed at 0.704692. On a $260,000 home that is about $6,100 a year, or roughly $508 a month, before the state's $140,000 school homestead exemption, which alone trims the Mesquite ISD portion by about $1,550 a year. The Kaufman County side with Forney ISD runs about 2.41% before any special district.

Settling in to Mesquite

Electricity

Mesquite is in Oncor's delivery area, so you choose your own retail electricity provider. Compare plans by ZIP code on the state's Power to Choose site.[18]

Water and trash

The City of Mesquite bills water, sewer, trash and drainage together; call Utility Billing at 972-216-6208 to start service. The city's Residential Solid Waste department collects garbage, yard waste and recycling (972-216-6285).[16]

Homestead exemption

Dallas County homes file with the Dallas Central Appraisal District, which accepts the application online at dallascad.org and charges no fee. Homes in the Kaufman County part file with the Kaufman Central Appraisal District, also free.[19]

Schools

Mesquite ISD enrollment starts with a Skyward account request and online document upload. Confirm your zoned campus with the district's online School Locator.[22]

Car registration and license

Register your vehicle at the Dallas County Tax Office branch in the Mesquite Government Center, 500 S. Galloway Ave. New residents have 30 days to register and 90 days to get a Texas license, and Dallas County requires an emissions inspection first. The closest DPS offices are in Garland (350 W. I-30 and the North Garland Mega Center), by appointment.[25]

From Albert

Before you buy or sell

Buying here

Check whether the address is in Dallas County or Kaufman County before you compare homes, because the tax rate, the appraisal district and the school district all change at that line. Also budget for city utilities: the minimum residential bill for water, sewer and trash was $77.06, and water and sewer rates rose 3% on October 1, 2026.

Selling here

In August 2026 about 52% of Mesquite homes sold below list price and the average sale landed at 98% of the asking price, so the list price you start with matters more than any later cut. Buyers here are comparing your home with new builds in Solterra and Talia, so fix what an inspector will flag first: on older homes that usually means the roof, the HVAC, plumbing leaks and foundation movement, and keep the receipts to show. A pre-listing inspection costs a few hundred dollars and protects you from renegotiation during the option period.

FAQ

Questions people ask about Mesquite

Is Mesquite, TX a good place to live?
Mesquite gives buyers lower entry prices than much of Dallas County, with a median sale price near $260,000 in August 2026, plus direct access to I-30, I-635, I-20 and US 80. The tradeoff is a higher property tax rate than many northern suburbs. Tour both the established neighborhoods and the new master plans so you can compare price, taxes and commute side by side.
What are property taxes in Mesquite?
For tax year 2025, a home in the Dallas County part paid about 2.35% combined, roughly $508 a month on a $260,000 home before exemptions. Voters rejected a higher city rate in November 2025. File your homestead exemption as soon as you move in, since the $140,000 school exemption alone is worth about $1,550 a year in Mesquite ISD.
Which school district is Mesquite in?
Most of Mesquite is in Mesquite ISD, a small part is in Dallas ISD, and the newer Kaufman County neighborhoods south of I-20 are in Forney ISD. Use the district's school locator with the exact address before you commit.
Is new construction in Mesquite worth it?
Master plans such as Solterra, Talia and Polo Ridge offer new homes, amenities and builder warranties. Compare the full monthly cost, including any HOA dues and the county and school district taxes for that address, against a well-kept resale with a lower price and an established yard.
How long does it take to sell a home in Mesquite?
Mesquite homes went pending in a median of 29 days in September 2026, down from 36 days a year earlier (Zillow). Price it right on day one and have repairs done before photos to land in that window.
