A large campus in a very small town
Fidelity Investments has a large campus in Westlake, Texas, along the SH 114 corridor in the northwest part of the Dallas-Fort Worth area. The Town of Westlake describes it as a forested 300 acre campus employing more than 5,000 workers (accessed October 2026).
The campus has been here a long time. Hillwood, the developer, reported that it opened in early 2001 with about 1,700 workers, and that it planned a 600,000 square foot addition in 2007. That history is useful for you: unlike a brand-new office, the neighborhoods around this campus have had two decades to mature, so you are buying into established towns, not a construction zone.
This page is independent guidance from Texava Real Estate. Fidelity Investments has not reviewed or endorsed it, and nothing here comes from the company.

What changes when you leave a state income tax behind
Texas has no personal income tax. If you are coming from a state that takes a share of every paycheck, that is real money back. The tradeoff is the property tax bill, which in this part of Tarrant County runs roughly 1.57% to 1.84% of appraised value before exemptions for tax year 2025, based on Tarrant Appraisal District rates.
In dollars, before exemptions: a $549K Grapevine home at about 1.57% is roughly $8,600 a year (about $720 a month). A $648K Keller home at about 1.84% is roughly $11,900 a year (about $990 a month). A $914K Colleyville home at about 1.64% is roughly $15,000 a year (about $1,250 a month).
Exemptions change the real bill. Every Texas school district must give a $140,000 homestead exemption on your primary residence, Keller, Grapevine and Southlake each offer a 20% city homestead exemption, and Colleyville offers 14%. You apply with the county appraisal district, generally before May 1. If you close after January 1, you can still claim the exemption for the rest of that year as long as the seller did not already receive it for that year. Once you qualify, the taxable appraised value of your homestead cannot rise more than 10% a year, starting the following tax year.
