Forney by the numbers
Forney at a glance
Forney ISD serves Forney along with nearby Talty, part of Heartland and Kaufman County neighborhoods of Mesquite such as Talia and Polo Ridge. The district's 2022 bond projected Jacobs Elementary to open in 2026, and its 2026-27 elementary zones were redrawn for that opening while intermediate, middle and high school zones stayed the same. Check the district's School Finder for the address, since elementary zones are the ones most likely to move.

What Forney buyers should know
Forney is a Kaufman County city east of Mesquite on US 80, and its population rose from 23,455 at the 2020 Census to an estimated 41,658 in July 2025. New shopping arrived in 2026 at Village at Gateway, where H-E-B, Target, Home Depot and BJ's opened, and Texas Health Resources is building the city's first full-service hospital on a 50-acre site along US 80. Zillow put the median sale price at about $300,000 in August 2026, and homes took a median of 55 days to go pending in September 2026.
For tax year 2025, a home inside Forney city limits paid about 2.12% combined (city 0.421431, Forney ISD 1.2869, Kaufman County 0.334478, Kaufman County Road and Bridge 0.080635 per $100). On a $300,000 home that is about $6,370 a year, or roughly $531 a month, before exemptions; the state's $140,000 school homestead exemption alone saves about $1,800 a year in Forney ISD. Homes in a MUD or the Forney Municipal Management District (0.35 per $100) pay more, and Kaufman County MUD rates reached $1.00, which can push the total past 3%.
Before you compare homes, ask for the tax bill or appraisal district record and check for a MUD, PID or the Forney Municipal Management District, since those can add from about $0.12 to $1.00 per $100. Confirm your electricity provider too: most of Forney is Oncor with retail choice, but parts are served by Trinity Valley Electric Cooperative or Farmers Electric Cooperative.
Pricing a Forney home right
The lesson in Forney is to read the tax line under the address, not the city name. A Forney mailing address can sit inside city limits or out in an unincorporated master plan with its own municipal utility district (MUD) or management district, and Kaufman County MUD rates run up to $1.00 per $100 on top of county and school taxes. On a $300,000 home a $1.00 MUD rate adds about $3,000 a year, so get the full list of taxing units before you compare two homes at the same price.
Forney resales compete head to head with builders in Devonshire, Gateway Parks and other master plans, where new homes start near $300,000, so your price has to make sense next to a brand new house with a warranty. Homes here are mostly newer, so focus on the things that make a 5 to 15 year old home feel cared for: fresh paint, a serviced HVAC, clean gutters and drainage, and repaired fence and sprinkler issues. Point out low or no MUD taxes if your home has them, because that can mean hundreds of dollars a month in a buyer's payment.
