In a town this small, there are only a few sales a year, so your pricing has to account for brand new Northshore homes down the street. From my construction background, older peninsula homes compete best when the roof, windows and HVAC are clearly sound and the lake-facing rooms feel updated. Fix the mechanical items a new-build buyer would never worry about, and lean on the lot, the water and the low tax rate in your marketing.

For tax year 2025 the combined rate was about 1.73% (town 0.32, Denton County 0.185938, Little Elm ISD 1.2252). On a $700,000 home that is about $1,010 a month before homestead exemptions. The town adopted its $0.32 rate on Sept. 10, 2025, and Northshore is marketed with no MUD or PID tax, but verify each property's tax certificate.
